1. What’s the culture of your team?
We have a growing team of agents who want a balance of both traditional business and real estate investing business.
2. What helps make your team flourish?
I’ve brought on board a Managing Broker, Ashley Abrams, who will focus on continuing to grow the team with new hires who are looking for the support we offer as an investor-friendly brokerage. I started as an investor, so I understand and support agents with creative acquisition strategies. What I’ve discovered as an investor is there are two different languages that are spoken – the language of investors and the language of real estate agents. Most brokerage firms don’t understand or know the differences between the languages.
3. Why did I start the brokerage?
I started Buy N Sell Realty because agents were coming to get the information from the meetups to take back to their firms to attempt to implement what was taught, only to find out their traditional brokerage either didn’t allow it, didn’t understand it, didn’t support it, or didn’t encourage it. I then saw there was a need of support for the licensed agent who wants the traditional business, which is important and is needed as part of your business model, but at the same time, if you are buying and selling for other people we want you to know the importance of creating generational wealth for yourself by buying and selling for yourself as well.
4. What are the team meetups like?
The Buy N Sell Atlanta meetups were started in order to give back to the investor community, but many of the people who were coming were also licensed agents. The meetups are held on the second Tuesday of each month and are open to the public. They serve as educational opportunities for our agents while being able to network, provide support, and answer questions from the there investors, non-licensed agents who are considering becoming licensed, or from other agents who are part of a different firm.
5. Where are your company leads generated from?
Our leads come from our company websites, networking events, and short sale conversion opportunities. Those websites are KitoJJohnson.com, BuyNSellRealty.com, & BuyNSellInc.com.
6. What channels or opportunities are provided to the agents for them to connect with each other?
We use an intranet portal for all of our document processing which has the ability for our agents to communicate with each other. Also, many of our agents actively connect during our monthly meetups. Currently, we are implementing consistent training opportunities, networking events, and quarterly team building events for our agents to interact with each other.
7. What areas do your agents focus on?
We focus on Cobb County, North Fulton, Dekalb County, Gwinnett County, and we are looking to expand throughout the other metro Atlanta areas.
8. What’s working for members of your team?
We have preferred relationships with those who are also investor focused the way we are. We are able to make strategic alliances with individuals or other firms who are in line with our goals, focus, and vision. We encourage our agents to not only work with investors but to also become investors themselves as this also helps with bridging the language barrier. What’s important is understanding and discovering what is each individual’s highest and best use and focus on that, i.e., what’s their goal, what’s their niche, etc.
9. What are some recent successes your team has had while working with investors?
Lately, we’ve had a lot of success with wholesales while partnering with hedge funds. I have a number of years of experience working with hedge funds. We have a current relationship where our agents have found wholesale deals, partnered with other wholesalers, and in turn, were able to sell those to hedge fund clients who are buying aggressively here in Georgia and Florida. This year, our agents have been able to do deals in Florida through my licensure there.
10. What type of regular coaching and training do you offer your agents?
My internal team and I are creating monthly trainings for our agents to have the opportunity of connecting with me directly to get insight and training. There are also quarterly educational events that I host and other coaching opportunities that are separate and apart from the brokerage.
